Good News for Rent-Stabilized Tenants!
The NYC Rent Guidelines Board (RGB) has approved a 0% rent increase for rent-stabilized apartments for leases beginning or renewing between October 1, 2026, and September 30, 2027.
The freeze applies to both one-year and two-year leases. This marks the first time the City has approved a two-year rent freeze.
For tenants, this means that eligible rent-stabilized households should not receive a guideline rent increase when renewing their lease during this period. Tenants should still carefully review their renewal paperwork and confirm that the rent being charged is correct.
What Tenants Should Know
1-year rent-stabilized lease: 0% increase
2-year rent-stabilized lease: 0% increase
Applies to leases beginning or renewing October 1, 2026–September 30, 2027
The freeze applies to rent-stabilized apartments, not all NYC apartments.
Tenants should review their lease renewal and seek assistance if they believe they are being charged an improper increase.
